It’s a good idea to encourage tenants to find out as much as they can about their future landlord before agreeing to rent from them. If they’re comfortable dealing with the landlord, then this will make it easier to raise any issues along the way.

You could suggest to the tenant that they:

Ask the landlord about any recent maintenance or repairs that have been done. This will give them an idea of how responsive the landlord is to addressing problems.

Search for Tenancy Tribunal orders on the Ministry of Justice website to find out if the landlord has been involved in disputes in the past.

If there have been problems with a particular landlord, then people may have given feedback about their experiences on various social media sites.

If there are any concerns about the landlord, they might want to consider looking elsewhere.
